Who’s watching your land?

You bought raw high-desert land in Apache County. It might be a thousand miles from your front door. I live right here in Concho — and every month I’ll be your boots on the ground.

The trouble with owning from far away

A satellite photo can’t tell you what’s really happening out there.

Dumping shows up overnight. Fences get cut. Survey stakes go missing. People park a trailer where they shouldn’t. By the time you’d ever find out, months have passed — and the aerial images you can pull up online are often a year or two old. You need someone who can actually drive out, walk the parcel, and tell you the truth.

What every visit includes

Eyes on your parcel, on the ground, every month.

Each check is done in person and written up plainly — no jargon, no guessing.

Date-stamped photos

Clear pictures from each corner and the center of your parcel, time-and-date stamped so you know exactly when they were taken.

Dumping & trespasser check

I look for illegal dumping, signs of camping or squatting, vehicle tracks, and anything that wasn’t there last visit.

Fence & corner stakes

I verify your boundary markers and fence-lines are still standing and haven’t been cut, moved, or encroached on.

Road & access condition

After monsoon storms and winter weather, I report on washouts and whether the access road is still passable.

Written report

A short, plain-language summary of what I found, sent straight to your phone or email within a day of the visit.

A real person to call

Questions about your land? You reach me directly — not a call center. I know the area and I’ll tell you straight.

Why owners trust me with their land

  • I actually live here. Concho is my home, not a service area on a map. I know the roads, the weather, and the land.
  • Every photo is date-stamped. You’re never guessing whether I really went out — the timestamps prove it.
  • Straight talk. Good news or bad, you get the truth about your parcel in plain words.
  • No contract. Month to month. Stay because it’s worth it, not because you’re locked in.

[ TIP: Replace the gray boxes with real photos of you standing on parcels — nothing converts a nervous owner faster. ]

Questions

Good things to know

What areas do you cover?

Concho, Vernon, St. Johns, and the surrounding Apache County high desert. If your parcel is a bit outside that, send me the location — I’ll tell you honestly whether I can reach it. [ Edit this to match your real driving radius. ]

What happens if you find a problem?

You hear from me right away — not at the next scheduled visit. I’ll send photos of the issue and talk you through your options, whether that’s posting signs, contacting the county, or arranging cleanup.

Do you need keys or access to anything?

No. For raw land I check the parcel and its boundaries from legal access. If your land is gated or has structures, just let me know the details when you sign up.

Am I locked into a contract?

Never. Plans are month to month and you can cancel anytime. The goal is for the reports to be worth it on their own.

How do I pay?

I accept all major payment methods: Cash · Cash App · Venmo · PayPal · All Major Cards. The easiest way is to pay securely by card — pick your plan above and tap its button. You’ll get a receipt with every payment.
